Compare the paths
Both use your home as security for a loan. The steps, rate and wait can differ.
| What matters | Bank HELOC | Treeside Fast Lane HELOC |
|---|---|---|
| Funding time | Timing varies by bank. Ask how long its process takes. | As little as 5 business days for eligible loans. |
| First rate check | Credit-check steps vary by bank. | Soft credit check first. No score impact at that step. |
| Home value | May need a visit from an appraiser. | Digital value check for eligible loans. Some need an appraisal. |
| Rate | Often variable. Ask how it may change. | Fixed rate on your first amount. Later amounts may have higher rates. |
| Signing | Online or in person, based on the bank. | Online notary where allowed. Some loans need in-person signing. |
Bank terms vary. Fast Lane approval and timing depend on credit, income, your home and required steps. A hard credit check applies if you continue with a submitted application. Five-day funding assumes eligible loans under $400,000 and online notarization.
Put your equity to work
Start with the job you need the money to do. Then check the payment and terms.

Fix or improve your home
Plan for a roof, a kitchen or another home project. Borrow an amount and choose a payment that fit your budget. A project does not guarantee a rise in home value.
Plan for another property
You may use equity toward another home or rental property, subject to loan rules. Ask Jim to help you review the new payments and the risks.
Your home backs this loan. Moving other debt to your home puts your home at risk if you do not repay.

Clear answers before you apply
No. It means as little as five business days for eligible loans. You must finish verification and closing. Online notarization, property review and required waiting periods affect timing.
The initial rate check uses a soft credit pull that does not affect your score. Continuing with a submitted application requires a hard credit pull, which may affect your score.
You may keep your first home loan. If this new loan pays it off, you would not keep it. Jim can help you check.
The full line is paid out at closing, minus the loan fee. As you pay it back, you may borrow again under the loan’s rules. Each new amount gets its own rate. It may be higher.
A low home value, small line or “no” can feel like a dead end. Call Jim. He can help you review what happened and see if another option may fit. Another loan or approval is not promised.
Some eligible loans use a digital home value check, so no appraiser visits. Loans above $400,000 require an appraisal. Other cases may need one too. Jim can help you check what applies.
For this fixed-rate option, your first amount has a fixed rate. If you borrow more later, the new amount gets its own rate. That rate may be higher. Check each rate and payment before you agree.
