Clarity first. A loan only if it makes sense.

Find breathing room for what matters. Explore a next step that fits your budget, your home, and your plans.

Explore My Options

Different needs. Different paths.

Home equity isn’t one-size-fits-all.

Your goal matters. So does how you get there. Explore familiar options—and discover whether a different path deserves a closer look.

Flexible access

Home Equity Line of Credit

A HELOC may let you borrow as needed while keeping your existing first mortgage. Rates and payments may change.

Defined amount

Fixed Home Equity Loan

A separate loan may offer a lump sum and predictable payments, subject to the actual rate, term, and fees.

Replace the first loan

Cash-Out Refinance

Unlock equity through a new first mortgage when its rate, term, and payment fit your plans.

Other possibilities

Another path may fit you better

More breathing room in your budget. A different way to access equity. Or a reason to hold off for now. Your answers can help uncover possibilities you may not have considered.

The assessment is educational, not a product recommendation, underwriting decision, or loan approval.

Everything went smoothly and I was very pleased

I finished my loan process with James last month. Everything went smoothly and I was very pleased with the end results. James has attention to detail and puts his clients first. He takes the time to research and resolve anything that comes up. He’s also excellent at guiding clients through the process. I’ve recommended him to friends as I trust him.

Amazing job navigating the process

I worked with James as my mortgage broker in the process of buying my home back in November of 2008 right after the housing market imploded. James did an amazing job helping my wife and I navigate the challenging process of not only finding a good lender at that time, but also guiding us through the tumultuous closing process. I would recommend James strongly to anyone.

Questions, answered

Frequently Asked Questions

Is this a loan application?

No. This is a free preliminary assessment. No Social Security number or document uploads are needed. A formal loan application is a separate step if you decide to proceed.

Will this affect my credit score?

Completing the assessment does not require a hard credit inquiry. The final step asks you to authorize a soft credit score check. A soft inquiry does not affect your credit score.

How long does the assessment take?

Just a few minutes. You'll answer short questions about your home, goals, and estimated financial situation.

Do I need perfect credit or have to speak with someone?

No to both. Different programs have different requirements. You'll see a preliminary result and can decide whether to explore another step or talk with Jim.

Will using home equity always save me money?

No. A smaller monthly payment may mean you repay more over time. A loan against your home must be repaid. You could lose your home if you do not meet its terms.

Ready when you are

Find out what might make sense for you.

Whether you want to tackle expensive debt, fund a home project, or simply understand what's possible, a little clarity is a good place to start.
